@Calvin Graves Once you find the right agent make sure you’re ready to make offers and follow through with purchases because there’s nothing that will ruin your relationship with a new agent faster than having him/her sending you dozens of leads and showing you properties only for you to never actually take any realistic type of action with offers that might actually be accepted.

I would say the best way is obtain a referral from a friend that has actually worked with that contractor. 

Did they ask for a retainer in exchange for an exclusive listing agreement when/if a house a house that was in pre foreclosure actually went through foreclosure?

Truth be told, just because it is off market doesn't mean the deal is good, in fact this tactic is often used to get people to believe something is worth more than it actually is...I recently had an interaction with another Real Estate agent/wholesaler who reached out to me about a listing I have. 

Not to mention the lack of actually wanting to work and make something with your life that is prevalent these days!
