The neighborhood definitely is one of the more challenging to understand with more nuance than most Philly neighborhoods but those who understand the neighborhood have also faired well.  

Investors should fully understand that Section 8 is not a cure-all for Class C & D tenant challenges, it's just trading one set of problems for another.We see too many investors not doing enough research to fully understand all this and making naïve investing decisions.

I wanted to see if folks had feedback on how the market is doing this year… looking at AirDna (obviously historical data) , it seems like my numbers will work out.

At that point, I'd rather use hard money to fund the downpayment and go the conventional route - at this point at least.

You will get 1000% more experience this way, for the same money, and if you go above and beyond for that flipper, they may partner with you or even pay you for your work (principle of reciprocity). 

Also, your loan will likely be more advantageous as a residential investment property right now.

So, two questions arise; 1 - can this strategy work in a NORMAL period of economic activity, and 2 - can this strategy work in a difficult economic period?
