Talk to my dad (who is experienced in construction and repairs) to get a feel for how much upkeep/repairs would cost and/or go to Home Depot or other hardware stores to scope around and talk to people.Get a preapproval for a loan in September or October, depending on the lender.

The best thing to do in an older house where lead paint may have been used is to paint over it with an encapsulant paint (available at Home Depot/Lowes/Paint Stores) .

So if you have a property that you depreciated down to 0 and sell it for $100K  using a 1031 exchange to purchase a $200K property you're in essence getting a fresh $100K ish of depreciation to claim.

Certain lots/land *require* certain types of homes (for example, two store full walk-outs vs. a rambler/ranch), soil, easements etc. and that's just the land!
