So from what I understand the steps to actually becoming a Realtor are as follows. 1)48 Hour Salesperson Pre-examination course.2)Pass the State Exam. 3)Take the 24 hour Missouri Real Estate Practice Course4)Background check5)Select a brokerage and apply for license. 

Here is a link to an Ohio case where a real estate investor was found to have practice law without a license when he prepared documents used in his OWN transactions.

I learnt in Canada and when I look at offers in the US it is practically the same but jargon is slightly different.

If a property is "worth" $155,000 and is only selling for $99,500 it is more practical to assume the house is only "worth" $99,500.  

If you are trying to quit your job, I think re-locating and doing a live-in flip is very desirable.
