Hey Rob, if my client or myself was in a similar situation my advice to myself and my client  would be... if the profit margins are there, you have the capital to make the deal happen, there's news everywhere about rates being cut in the near future, and it doesn't put your family in any major financial stress by you making this deal happen and more importantly your comfortable!

This reduces your current taxable income, and puts more money in your pocket today.

What I also advocate is to go into the unit yourself and put your hand by the windows to see if it is drafty, etc and perform similar evaluations where heat could be leaking. 

I'm currently stuck on how to get started, i feel arbitrage is a good start to make some cash flow and use that money to eventually put money down on an ownership property.

I dont want to offer and put down ernest money and then have a lender say no go.

Hey guys, im located in Phx,az and would like to invest on my first property here, I would like to know what are my options, I am self employed and bring in about $4k a month (mostly cash )no paper work to trace my earnings (im in the car selling business)  , experian score 630  1 delinquent acct but it was paid off many years ago, Ideally i would like to put down $10k to $15k tops, what interest rate do you all think im looking at.

John,I am not sure I see the major benefit of that conversion and just as an FYI you cannot put the title or change the vesting to an LLC unless your Bank/Lender allows.
