.- In order to arrive at a defined structure between you (the developer), the seller, and the debt lender, you need to determine the total amount of equity needed for each phase and structure the seller's ownership participation accordingly. - If the amount of equity required to do any phase cannot be met by using the total value of the land, an additional equity investor(s) will need to be brought into the deal to satisfy the developer's and lender's requirements.
