I’m also looking at a larger property in south Florida listed for 750k and can possibly profit 4K per month on airbnb based on my comparisons in the area.

We have never built before and are not sure what we need to consider both in choosing an agent and shopping for land.

Having sold 2 houses sub 300k in the municipality this year, and having to deal with multiple offer situations during the height of Covid within hours of listing, I do not see this as market that is going to suffer that much from a market correction.Does it help when investing to buy with cash? 

Any help with a due diligence list would be appreciated. 

In my experience, your typical real estate agent will probably know about most properties 8 units and less, because they are almost always listed on MLS.  

People are VASTLY less likely to lie on the commercial side, and they don't do the "waive all contingencies" stuff, so it's a lot safer to take the listing broker's numbers at face value.

We've purchased a tract of land that was a portion of a completed subdivision, it is listed as a tract in the subdivision but is excluded under an agricultural covenant.

I have it listed on 5 websites (free) with tracking numbers (that sometimes ring through to my phone).

However, I thought what a great opportunity to utilize my beach house as a Short Term Rental, and I listed it on Vrbo and tapped into the greatness of BiggerPockets.
