Like someone else mentioned your post isn't clear on what their current lease status is from your purchase, but assuming they are MTM and you're placing them on an annual lease, I'd just go ahead and terminate.

Let us know how the rental performs in a year - I'd be curious to know.

I told him I needed a few days to think about it, and after I told him I’d pass on the course this was his response… Personally I don’t think this or any program is worth it just because there is plenty of information out there.

I'd definitely make offers on every deal I'm interested in.

Then I'd give the township zoning officer a call and see if they know of any reason why you couldn't build on that land.  

Being a Helco and I'd be buying a property and adding debt to the helco.

I'd look over the rental laws before deciding if you want to rent your home in CA or buy a rental in WA. 

If I were you, I'd look for a company that has a similar view.
