We follow the 4:1:1 model (4 wholesales, 1 flip, 1 hold) and are looking for a few things. 

I wouldn't hold tenant A's attempt at negotiation against them.

I’m looking at a cash out refi to finance some other deals but was advised by a friend to complete all the documentation for it and then put it on hold until interest rates come down a bit or a good deal comes along.

When a tenant complains of mold and complains that it is unsafe we always offer them the right to vacate, should they choose to remain they would have to sign a hold harmless agreement. 

I took some time last night to reflect and figure out what I’m looking for and what I kept coming back to was: I want to use my property to supplement my monthly income and allow me to seize opportunities to purchase additional properties and repeat.

My original response to your post was to your reference to going to the title agent for advice but the same holds true for getting an opinion from the lender. 

I did make quite a bit more in cash flow over the hold period though that exceeded that small variance in pricing at resale. 

I built a team of a trusted broker, lender, contractor and property manager that have led to a lot of great cash flow on long term buy and holds as well as flips. 

I imagine if they just move in an ESA without requesting accommodation you could hold them in violation of the lease.

I've been dreaming about investing in real estate for awhile now and I'm finally putting myself out there to the community in an effort to hold myself accountable & invest in at least one property this year!
