Good grief.I'll say the same thing as I said to him, thank you for posting, I'm here to give you a hug and you will survive this.I'll say this too - look harder in your own backyard for deals - they are there. 

You'll need to do a title search to see what other liens may be on the property that have superior status and survive foreclosure.

I could have spent some of that on marketing to continue getting leads but I could have survived a few months without a deal with that $50K.
