Eric James - There are a few different trade magazines for real estate investing, BUT there is a huge caveat to be aware of.

I am aware that one stipulation of the VA loan is that it must be my primary residence for one year before I can leave.

That was exactly my thought at the beginning , but then I was aware the husband-tenant had some kind of health issues ,he was on dialysis and spent some time at the hospitals .

When I contacted the owner I was made aware that they are 97 and not in any condition to speak to me about the property (care giver told me).

However, I am aware that is naive.
