Any time you have areas that have a lot of rehab going on  IE older homes that have been rentals for years or older homeowners with a ton of differed maintenance.. there will be a wide swing in valuations based on condition.so what throws many off are the sales that happen to those looking to do full blown rehab so they may pick up a home for 40k that needs 40k in rehab and after done is worth 100k.. and its on the same street were a home owner was neat as a pin and got full retail for theirs.. and for sure depends on who appraises it and how many comps were in the area and how long ago etc etc.. 

Any time my tenants are late, that is a discussion we have about how that's not acceptable.

@Rick Baggenstoss we did year long leases for our units so June and July respectively, although its probably a good idea to just force it to be end of May and we'll consider that for our next tenants, although I'm hopeful these are semi long term renters and won't be moving any time soon.

There's still a radical shortage of properties, sky high rents and that's driving very high demand.Education, medicine, biotech, hi tech, defense, finance - there are so many growing industries here that I don't see demand relenting any time in the foreseeable future.
