Can you give more detail about the analysis you have done regarding the cash flow of the investment property?

It almost seems like once i got out of being a residential agent in 2000's i been dealing with such paralysis analysis..I know for a fact my passion is real estate i want to retire myself out of my corporate job.

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

Look at your cash on cash return first and foremost.At this point you need to (at a minimum):- Run the numbers for yourself- Do your own rent comp analysis- Independently research the area

I am just starting out and it seems that by the time I look at a property, do the initial analysis, find a contractor and finally start the offer process, too much time could pass and the deal could be gone. 

Can the money I spent for books, Airdna, pricelabs (for market analysis), masterclasses and property inspection money deducted from my taxes for 2022?

In the context of the paper, they're calling ~12 months lease "short" and they use the all encompassing term of "Residential" in their analysis for that.
