UP-SIDE: If you pay $900 to evict and they move tomorrow, than you can start collecting rent on a new GOOD tenant that much sooner so it is not money wasted, you can still break even.DOWN-SIDE, you do nothing and they don't pay, then you still have to evict and then you loose another month or two of rent.

Fire Insurance Non-Renewed (Safeco) in CA- any chance to fight with change of broker?

I'm going to try to get Safeco to waive their new policy of not allowing any change of broker requests to go through after July 1, 2024 based on the fact that I never received their notice of Non-Renewal (dated May 4, 2024 ) in the mail and only got a copy of it by email from my agent's office on July 17.

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma.
