Providing input for you on renting vs buying (investing) at this point doesn't help much as it really depends on your budget and short/long term goals. 

@Anthonie Badenhorst,If your lease doesn't have a section for bringing in pets without notifying you, it should-- and include a hefty fee.   

Initially they asked for a guarantee, but the lender wanted the father to be put on the loan.We understand the father will be on the hook if the daughter doesn't pay the loan.

PMI is an additional expense that doesn't benefit you, but only the lender, and it eats up future cash flow.

The house probably doesn't have proper drainage and can be a reoccurring issue.

I don't mean to discredit the posters above as I've seen them make great points in other threads, but just because a property won't appreciate or attract anything but struggling people doesn't equate to "beware" or "move elsewhere."  

If that number doesn't work for the seller, and it's a requirement for you to purchase, then it's just not going to work. 

If it doesn't adjust from there accordingly.
