I realize GA is considered an 'attorney' state when it comes to closings and that a title company may still be an attorney (or have attys on staff) but just marketed in a different way (as a title company vs. a lawyer's office.)Most of the atty's I've talked to tell me "Oh that's illegal now" (false) or one was honest and said that if he did that (double closing, dry-funded) his title insurance company would be highly upset and he could be dis-barred (although I wonder about the dis-barring part..)

Not because the laws are different, but because conventional title companies (read also as real estate attorneys) don't necessarily stay up on the nuances because institutional lenders have their own attorneys on staff to do that and prepare the lender's loan docs.
