They are made based on the market you invest in, and the strategy you use in that market, at that time. 

Based on the plans it looks like you're tying to limit the amount of renovation work but creating a pretty poor design overall.

Since you won't have to wait on draws, inspections, etc..Always an "It Depends" answer - varies based on personal situation, capital and risk tolerance.
