Unexpected pro/cons?

I know they had a ton of issues in those houses, I've even seen some pictures of the wiring,outlets and plumbing in the walls having corrosion issues because of the humidity and mold issues.

Short version, it's unfortunate timing and an unexpected bill, but you likely will need to pay for that and move on.

The agent missed something (the not filled out disclosure section) that is resulting in increased and unexpected costs.    

I can see how the sewer can come up unexpectedly, but unfortunately I think that is something you would have to fix.

Interior Lighting: The overhead garage light in place of outlet that controlled garage door opener is inoperative.

The duplex needs a new roof, new windows, update with the electrical outlet, it has termites and moisture damage (possibly molds) among some other things.

If you have a healthy cash stash for each property, you can weather down turns and unexpected events more easily regardless of how leveraged you are.

It is something that occurs unexpectedly or by chance.
