@William Benefield  If you simply want 500 units, then why not start with a monthly goal and escalating from there?  

It would actually shrink your lending options tremendously if you bought a property in an LLC.

When they inevitably leave you a bad review escalate it to Airbnb as retaliatory and you have a shot of having it removed. 

Yes, I did an escalation clause and a local mortgage lender and won the deal with option to finance.  

Hi BP community, I came across a pretty interesting opportunity that I am looking for some guidance on from someone experienced in this area.in short, there is tremendous urban sprawl happening right now in West Palm Beach, and there is a particular piece of property on a main road that will increase in value 2x in the next 10 years.

Forgoing  the current  annual rental increase in lieu of residents paying for their fair share of the water/sewer service is more palatable than increasing rent annually just to stay even with the ever escalating utility costs. 

Lease payment escalators every 5 years.

Oh boy......new tenant in one month and already playing the " I feel sick and its mold" card....You have to do the inspection or it will only escalate the claim. 

Any advice on how I should handle this going forward would be tremendously beneficial!
