They have a full bar and dinner menu with plenty of space to network.

The larger side of the house has 3 BRs, 1.5 bathrooms and a great deal of storage space.

However my real concern is you mentioned that your bills depend on their ability to pay as well which implies that you don't have sufficient cash reserves to handle financial hiccups without putting yourself and your family in a financial tight spot. 

It seems super tight and so I'm overwhelmed. 

On the other hand, Labor market is tight due to the pandemic and people getting sick.

Mine states all vehicles must belong to Tenants, be operational and licensed, no trailers/RVs/campers and other recreational vehicles without prior written approval, park only in designated spaces, no maintenance work can be done on the property, etc.

I find the "space travellers" are unfamiliar with the area, and they are starting off upset (edit note:  spell checker must have changed the spelling I used from "Pis***" to "upset") because they had to travel so far from home base...and mentally that already sets their calculater up automatically multiplying every number by 90%.2 - "Be prepared with comps that favor what I need the numbers to be for after I got a low appraisal".

I’m in the process of flipping a ranch with a basement 1300 sq ft upstairs- with space off the kitchen - not sure if I should move laundry upstairs- it will require new hookup/plumbing - basement will be fully finished but I was thinking of older buyers ?

The investor could then be prohibited from leasing any additional space to prospective tenants that offer pizza, even if it’s an ancillary part of their menu.
