I run the money through an escrow account, with instructions to release the funds when I have an investment in place that will support the cost of the investment AND the payments on the original loan.Then, I use that same account to filter the returns from that investment with instructions to first pay the debt service on the investment, then the original loan payment, and last I get paid with what's left. 

Managing my own properties and building systems/processes to become the best hands on property manager will help me jump into creating my management company to where I'll be able to offer the same quality service to other investors who don't want that responsibility. 

Hello fellow investorsI was wondering if I could get some thoughts on tax preparation "only" fees for a good CPA (not inclusive of any bookkeeping services). 

The mortgage servicer can still pay your bill from that escrow account.

I’d never seen “commercial” and “portfolio” used synonymously.My understanding was that Portfolio just means they loan their own money and service the debt themselves.  

customer service is poor, and once you get added to their email list it's hard to get off of it. 

Many architects have quoted me 50 grand for a project because they charge by the sq ft or it say it is "complex" and I ended up paying 10k for the same service.

It is relativley simple, but it is a test for your resolve, as you have to first safe up some money.
