They then wait until July 23rd to tell me that they want me to be employed in my field for a year before final approval, closing was supposed to be the 26th, thankfully the seller accepted a continuance until August 19 as I would pass the 1 year mark on the 14th.

He has been doing flips for 30 years and claims to pay a great ROI and get equity in the flip as well.

Where it steps down 1% per year of the 1st 5 years of the loan.

One stated continuity of obligation issue the other said I have to have 6 months to a year payment history.

Do you increase rents and ask for more deposit money on a yearly basis as well?  

The property consists of ten 1-bedroom, 1-bathroom units, and two 2-bedroom, 1-bathroom units.

Last year I bought a 4 unit, 2 story purpose built apartment.
