Found another 4-plex with good/great numbers (>$200/unit CF) which I am now under contract and moving fwd with inspections and a lengthy close secondary to seller (as you read further, should I consider getting out of this contract - only $500 in earnest).Have always dreamed of owning the apt complex my single mom and I spent a few years in growing up (yes, there's an emotional element here).

Also, GI Bill is temporary and cannot be a permanent job or career.

@Jamie Tarrant one would assume your temporary loan would be at a much higher rate than after refinancing.

I agree that this likely will make them motivated sellers, but I'm also very sympathetic to the stress and strain that a major health incident like this can put on a family emotionally. 

According to this recent article in the Providence Journal, "there is no fee to obtain a permit".However, the article also says, "To obtain temporary-use permits from the city’s Department of Inspection and Standards, property owners must have basic safety measures in place, including visible printed materials with diagrams of all exits and clearly marked fire extinguishers."

I found I like the investor side of things because it's less emotion, more numbers, more logic.

Most county's allow temporary living in an RV, if you have a permit to rebuild, or remodel the house.  

However, don't let your emotional reaction take control of your behavior.

Some fixes probably last a long time, but some areas it is just a temporary fix...and foundation issues are ongoing.   

It is unlikely you would do that.It is not a good idea to loan money to family or friends, but I can appreciate a son wanting to help their mother, so I realize this is an emotional decision.
