This is a good area with 10/10 school system so that is definitely a plus but it is on a main road which is not my favorite kind of house to buy (although for rent sign will be seen by many everyday).Here are the numbersPurchase: 80KRepairs: 5K (hvac, paint, fridge,stove) Roof is newAVR: 95K to 100KTaxes: $525 per yearMarket Rent: $900 to $1000Purchase: 15% down with Closing Costs & Escrows: $50003BD - 1 1/2 Bath - 1 car garage1100 square feetYear: 1972Exterior Shape: Average to GoodInterior Shape: Average/Cosmetic The houses in the same area and style are selling for 90K to 120K so the resell value is there.

The light switch has black to the top, green to the bottom.The clock runs when one white goes to the T terminal and the other white goes the M terminal.Using a continuity tester, when the timer switch is on, terminals T and 4 have continuity.Can I handle this myself or should I call someone?

In my experience, even when legal, growers tend to keep their homes clean, don't have wild parties and will pay their rent before anything else [ plants not easy to transport] And if you're lucky, at Christmas he will give you something a little better than an 'I Love My landlord" t-shirt.

I let set at least 24 hours before applying finishing clear coat or wax;Vac the entire room, wipe the floor, walls, woodwork and ceiling , I know, extreme, but there will be no dust to settle on the floor for pre stain and clear coats, I use a cotton T-shirt as a cleaning rag, prevents lint you may get from other rags. :)
