Disadvantages — low appreciation, tenants do get into conflict, more tenants expect you to pay for the snow to be cleared and the grass mowed.

I'm expecting a short term drop in prices at the beginning of 2018..Also, the $40 Billion housing project will definitely have pressure on prices

TAX values are all over the place...sometimes too high, sometimes too low, but the best way for analysis is to use either list price or what you expect to pay and multiply by the tax rate. 

Have specific performance expectations, with penalties for not reaching them.

She should know that she can't expect more income from the property than the rents coming in would support.

I'm not expecting complete silence but any reduction is better than what we have now!!!!
