What I am trying to say is that you have to show how this is a truly unique situation, get all the neighbors on board and have the city planning department support you.

I will say I've learned a LOT about the industry that I didn't expect having already been an investor and purchased a couple houses personally.You can do it part time (make no mistake, it is WORK), that's exactly the reason I joined the brokerage that I did - allows me to train, get support, and work outside of normal work hours. 

Guess the number of incompetent wanna be wholesalers has increased to the point where even relatively free market supporting state legislatures are considering acting against free market interests.

Are the numbers supportive of your plan to increase rents by 15%?

The goal is to share our experiences, learn from my mistakes,(which I made a few, Smile), things we can do better and how we can support each other, share our intangible resources.  

Both Dallas and Austin are touted for appreciation more than cash flow (I've read that it can be downright difficult to get Austin and Dallas proper to cash flow due to the property values there), but if you look in the suburbs you might be able to find something that can work for you if you find a good network of support.

It comes with a remote that your guests can just speak in to, to change the  channel but here is one of the other benefits with xfinity.  

I have the property's at about  50% of market value(10 comps to support this).

The tenancy was supported by Section 8 at about 50%, then went to 100% starting in October 2019.
