The reason we didn't hold it was because of the size of our working capital pool.

I have had no issue getting a large tenant pool to inquire.  

In particular we like renting homes with a private pool so we can have days where we can just stay in with the kids and swim and I think all of those have been booked up for the whole summer FOR THE ENTIRETY OF THE STATE OF UTAH for months now. 

@Mat Poole I doubt a lender would have an issue with using a HELOC to fund an investment property, as long as you have enough equity in your PR.

Even if a few unicorns do exist that can consistently predict the housing market, how do you pick the right expert out of the pool of people to claim to know it all?

I just sold my Commercial lots in South Dale Mabry Hwy and paid Cash for a 3/3 Townhome with one car garage and pool, in a 17 unit Community in Valrico to get away from the mess in Tampa.

:What you should be worried about is you are most likely buying a second or lower position lien.If you don't know what that is, don't even think about doing anything until you do, unless you don't mind situations like paying for someone else's swimming pool.
