I like a person whose word really is their bond, someone who knows that the words "I will do" imply a promise and accept that before they say it.I've developed a basic understanding of LLCs and my other options both corporate and trust since I first posted this discussion.

NOI can be thought of as a "cash equivalent" investment... say like buying stocks, bonds or an annuity. let's say a property costs 100K and throws 10K/yr in cash... that is a 10% return.

My wife and I have maxed out 401ks, and I am really trying to diversify from similar entities (other brokerage accounts, mutual funds, bonds, etc).
