If you sell it you can pocket the gain, as long as you've lived there 2 of the past 5 years, up to $250K single, $500K married filing jointly.Before you decide to rent out, or sell either one you need to evaluate the RENTAL MARKET, versus the VALUE OF THE PROPERTY.

This could have been lessened had the government put CAFE standards on light trucks etc.After we toppled the Taliban in Afghanistan (a necessary war IMO), we should have used my idea to "spread democracy" in the middle east: Tax the heck out of SUVs, but if you own one, give you a tax credit to CRUSH it and buy something more sensible.

ALWAYS, ALWAYS, ALWAYS deal with a deliquent tenant ONLY when you have a court date...delaying filing the proper pay or quit and eviction court paperwork ONLY benefits the tenant.If you want to stay a landlord, get a good L-T attorney - NOT a real estate attorney - and follow what the attorney does and go to each and every court date so that you learn what to do and how to do it....most states are fairly easy and the court paperwork is available online...just learn the ropes so you are not so fearful and don't loose months of rent to a "professional" tenant in the future.

Also sometimes they may have a website.In more major metro areas there are also usually private services that are compiling this information for a monthly subscription fee.Otherwise you can go to the courthouse and look up the filings yourself.Steele in Minnesota

Actually they are taking the "title" back from the owner.The term "pre" foreclosure (depending on the state) is the time period a lender must go through where the foreclosure process is actually a public record, up to the date the lender legally obtains title to the property.So the correct terms would be:Pre-foreclosure - Public notice has been filed where the lender initiates reoposession of TITLE from the current homeowner.Foreclosure - After a lender has completed the legal process and they now hold the title and are the legal owners.
