Is the process of getting this unit vacant the same as any other standard tenet?

They are substantially changing other terms in the lease by asking for an additional option to renew, asking us to refund the security deposit, asking us to allow assignment without our consent, and insisting on us paying a commission amounting to almost $10K for the privilege of giving up all that.I just wanted a sanity check that this should not be all that difficult or onerous on us!

@RIck Montanari  Besides checking for demand, I would check zoning to see what is permitted. 

Advice: 1) Check out the permit status with the City - ask for open permit vs closed permits.

Some investors will find a mobile notary that is willing to hand over a check to the seller, on the buyer's behalf, once the seller has signed the deed.

The second thing is to know the rules of the sale, like all cash, no cash, no personal checks, deposits required the day of sale, pre-registering bidders, etc.
