If you invest as a Limited Partner (passive), you can earn pretty solid returns, take advantage of bonus depreciation to offset active income from flipping or wholesaling, and ultimately when you get ready to move overseas it's very passive so you can easily continue to invest in that strategy without any major adjustments. 

If you can legitimately get $400/month with only leaving $5k in the deal, that is solid.

@Mohammad Khan what you should be more worried about is not the symptom of foundation issues but the root case.

It’s a diamond in the rough when you can find a solid tenant for 6 years. 100% occupancy for 6 years is worth its weight in gold.

. This will be my first property so it would be nice to work in a solid buffer as far as cash flow goes to reduce the risk (or at least be compensated for the extra risk).
