Your smoking "hopeium"! 

After I had a good estimate I added 15% on top of my number which came out to be right around 4,000 since I knew I would miss something and that is what helped me decide if I was going to close on the property or walk away.I did not do anything to the plumbing however some of the electrical I had to rerun lines and also had to hard wire the smoke detectors in the basement and second floor because of a Baltimore County law.

I convinced them to forgo the sprinklers as i put in hard wired smokes. 

We also write in our leases that we can inspect smoke detectors once a month, so we can enter the properties regularly and take a look around.

Always check for smoke residue!

In inspections of rented apartments, we look for leaks under the sinks, general upkeep, evidence of unauthorized pets, tenants, smoking and obvious illegal activities. 

I restate the terms (ie no pets, no smoking, income 3x, etc.) and then proceed to schedule a showing if all looks well.

We plan on investing about 15-20 grand into the inherited home because it has not been updated in over 20 years and the property was smoked in.

Without further ado, here are our house rules:- No smoking of any kind (tobacco, marijuana, vaping) allowed anywhere on the property.

GC 149th to 170th and 4 blocks east and west of the concourse, Bruckner Blvd west of the highway is already smoking.
