The other responses are good too, you might see if you can cut the park owner in on the deal to make life easier or sell it to them if you're real lucky.....they usually try to make life difficult, slap a lien on it and try to take it.

Paying all cash will get you cash flow equal to half the rent.Cash on cash = annual cash flow / total cash investedThis can often be higher with some leverage than paying all cash.If you manage yourself, I think you can cut the 50% number down to about 36%.

You accountant can help you with setting up a cut-off amount for checks to be written, (consider the balance of the account for a prudent cut-off amount) you'll make life easier for one to buy smaller items.

SOunds to me like they just want to take the short cut for them and not have to use letters of explanation for what was done.....I don't ssee this not being done, IMO.
