4 - Any excellent recommends on inexpensive full service co-hosting?

My first summer living there the A/C crapped out on me and it cost $3,000 to fix/ replace it, fortunately for me I had a home warranty from the seller that ended up only costing me a $60 service fee (I lucked out there for sure!).

It shouldn’t be any issues I hope no laundry or dry cleaners done on premises just strictly pick-up/drop off services everything is outsourced. 

He then lectured me on the point was, to gain $1 million in debt and be able to make your payments and service your debt.

Yes the city has requirements but most services I’ve encountered makes the process pretty painless for the investor.

The renter pays my servicing agent (We have 2 partners).

To that, I'd say if you are going to do it, do it right from the start because if you end up exceeding the exception, the first deal could violate the regs because it is a rolling 12-month look-back.Loan Servicing: There are annual reporting requirements under state and federal regs.
