Talk with your lender about this proposal...  1) Get a solid quote on the roof replacement and share it with your lender.    2) Put the funds in escrow with your bank for the sole purpose of replacing the roof.    3) Close on the property.    4) Install the roof.    5) Get reimbursed for roof expense out of escrow.Most banks are fine with something like this if they know their downside is covered.  

A low price would be important but not too low (so that it raises buyer concerns) and ideally a brand that is well known and liked by MH buyers. 

Lastly, I'm never trying to book way in advance (especially during high season), if I am, I am likely priced too low.  

If the cosigner/guarantor owns real estate for example, any unpaid judgement will become a lien on that property and raise the odds significantly for eventually getting paid.If the cosigner/guarantor doesn't have assets like real estate to go after all they are offering you is a promise and last I checked you can't cash a promise!

No one likes putting in their info for help and getting 30 phone calls in 15 minutes!

I don't want to sell because I buy properties that perform that I like.

Lenders like us are usually going to require some experience doing the types of projects you plan to do.
