Gap funding usually requires collateral and or pledging of other unrelated assets. i don't like leveraging those items and are typically a oxymoron because if you have those assets and dont have cash you essentially get into a leverage position you dont need to be in.having a asset that can be pledged for a gap loan without cash to me is kind of an oxymoron in itself just my opinion. 

I would not want a Realtor who typically sells $500k houses to sell my $2mil house.....

I typically weed out about 50-75% of the inquiries with just confirming the basic criteria.

UI is great, dashboard is clean and I pay extra for the concierge service so they do my annual filings for me and I don't have to worry about it. 

I would hire a professional to test, but be aware that a company who has mitigation services has financial incentive to find issues.

Typical deals like that had short-term, variable rate 3-year bridge loans.

@Jason WrayI don't think anything at a solid price point like that is "cash flowing right out of the gate," unless you are assuming an all-cash purchase and excluding debt service.  

From my research, these turn-key STR management companies provide this full turn-key service for 20% - 30% of all the bookings.  

Obviously that typically comes with distress, but any distressed sale is similar.
