If you're simply seeking leverage for additional properties you can tap banks and hard money/private money lenders.

Take that money and buy RE in other growing markets, stocks, bonds, index funds, high yield savings, or probably a combination of it all. 

-Finding private money:  If you can find a very good deal then connect with a family member or friend that could lend you what you need for a hard money loan or to lend you the full amount.

By the time I run my numbers on Smartland properties every single one of them loses money. 

Appreciate the responses, there's a different opinion I'd love to hear it but sounds like there's just better ways to make money and buy property.
