But that's the business you chose, so until different loan programs come out, that's as good as it gets.Now, because you have transferred 1 or more properties to the SUB S and even if you were required to sign on the loan as a guarantor, they wont count in Fannie Ma's 10 financed property rule, because they are commercial loans and they are in the name of the entity.

Just as a minor rule (and of course please check with your local laws and how it applies in this case).Everytime, i run into an issue with a tenant (regardless if it is minor or major one), i try to add a clause for it in the lease; so it it then mentionned in the lease they sign next time.I hope this tip helps some folks here.Best,Taoufik

Hi Guys,Brand new landlord here and was hoping the BP family could help.I had some tenants move in and signed a lease indicating no pets and making no meantion of any emotional support animal.One month after move in, I drove to the property and they had a dog.

Investors are only going to come forward when you have actual deals for them to consider.If you just have leads, then you'll need to begin converting these to signed contracts; if you do have contracts, then we need to look at the quality of these deals to determine why you're getting no interest.If you were consistently finding smokin' hot deals, I suspect you'd have no trouble finding buyers.
