Look at what similar buildings sold for in the last 6 months, take that with a grain of salt because of the reasons I just stated, and then figure out what a building is worth.When I'm looking at a building (and I'm looking at small multis right now), there are four things I look for, and in this order:ROI.  

Take them with a shaker of salt.

Take anything you read regarding low or no money down investing with a grain of salt.

Sebastian, take whatever advice a Realtor gives you with a grain of salt.

If we go tell them to pound salt, they begin to look to acquire new space now and have the entire build-out process completed by the time our lease is up. 

As long as you take them with a pinch of salt they are good places to get to know other investors and ask as many questions as you can come up with.
