Agreed with the above - In Missouri, I have yet to meet a hard money lender that will fund foreclosures since they need a window to inspect/appraise and you don't get that with a foreclosure sale

Sell- After sales fees etc we will walk away with approx. $91K - Much less then the initial down payment and what we have paid since 2007.Keep renting - We are on the low end of rent still and could probably raise if another $25-$50 per month within the next year - other expenses - HOA- 1,120 annually ; Home Warranty - $755 annually  OR something else?

If you do buy the property personally and then transfer it to your LLC, that could trigger the due on sale clause found in most standard mortgages.
