I'm an Airbnb host, I have 4 that I own, rehabbing 3 more than will be airbnbs as well, after that I don't plan to buy more, just rent and make it an Airbnb, when you talk to the owner you have to explain the benefits of letting you do Airbnb (house continually kept up and clean, great airbnb reviews with solid house rules, I plan to offer to fix any minor issues so he's totally hands off unless it's a big issue with the house).

I've considered investing in a paid mentor but I've heard so many mixed reviews about going that expensive route and a lot of those courses offerings by out of state gurus are one size fits all and not everything can apply to a state like NY.

So I inherited a squatter at closing.He was listed as “boyfriend” of previous tenant on lease I inherited from seller.Problem is that lease expired May 2018.The original tenant on the lease moved out on expiration of lease and i never met her.Now this boyfriend is late on rent.He’s technically not on lease.I’m planning to ask my agent to post a 3-day notice on Monday.But I’m not sure that even applies as technically he’s not my tenant as he never signed a lease.Has anyone dealt with this situation?

You'll qualify for more mortgages if you only have one spouse's name on title and mortgage.Once you have multiple properties it also makes life easier when one spouse applies for another mortgage... you only have to supply documents for the one spouse and their properties.

Austin TX had a problem with Stealth dorms and changed the limit from 6 to 4 in some downtown areas, and also San Diego had a problem with mini dorms and so you have apply to have 6 or more adults 18 and over in a SFR, and prove you have adequate parking.

The lessons that I learned the most, were to be firm with your rules, and definitely follow tenant screening, and don't take crap from contractors.
