I'll say the assualt weapons stay on the streets but the magazines will be limited to 10 rounds, whcih I support, no one needs 30 or 100 rounds for an AR-15.

Many of those areas were helped by rising appreciation in the last go round before the crash, and people sold their properties in So Cal, took their equities and bought in other less expensive areas.

The balance 50%, in this case, $34k rounded up, is what you have left for debt service and cash flow.For itemized expenses, you should count on 10% for vacancy 10% for management, and cap ex will range depending on building age, location, etc.Another rule of thumb to see if your property will for surely cash flow is to take the monthly gross rent (in this case $5625) and divide by 2% which gives you your max offer amount.

You just need to know you might be dipping into the reserves at some point when the big ticket item hits.But at 7k in gross profit per month, I figure that if I get a big ticket item, I just have to be accepting of the fact that after vacancies and repairs, I'm not going to have a profit that month.
