Hi, Im looking to meet up with a BP member from the area for lunch to discuss the demographics of the area, I’m traveling to the Raleigh/Durham/Burlington/Greensboro area from November 4th through the 7th. for the purpose of research in the area for a place to possibly retire in the next few 3-5 years, I'm now investing in single family homes in the upstate NY area and plan on starting to investing in NC in multi-family/Apartment real estate.

I think some inspectors are overly cautious for their own sake or have a save the world philosophy where they would rather see everything replaced then accept anything borderline.

Listen Use those issues as leverage to get the seller to drastically reduce the price and use that savings to fix the problems .preferably by doing the work yourselves .

If you can save the tenant $25/mo on heating, you might be able to raise the rents a portion of that.You may want to talk to an appraiser and see if new siding / windows would help with your valuation.

He added that Trane furnaces are what he recommends but if I want to save a few hundred dollars I can buy an Ameristar Furnace as it's made by Trane (but isn't as sleek-looking, which accounts for the discount) - but he stated it's of the same quality.
