We all share a similar level of experience as landlords however I have fix & flipped three times as many homes as they have - so I have better sense of confidence with repairs/contract pricing/construction/renovation budgeting/etc.

Association says that we have to remove the unit belows ceiling, make a repair to "our" plumbing and then re-do her ceiling.

My thought is, if an Investor purchased that golf course (along with maybe some lots) I think if they did things the right way, they could make MILLIONS in After Repair Value.One of my thoughts is this, if I owned that golf course, what other ways do I secure cash flow besIdes the golf itself?

I think I'd like to have all my money back so I can get into another property, while my tenants pay down principal... and I'm budgeting for capex, maint/repair, vacancy, insurance, taxes, and management... but is the benefit of having nothing in the deal worth having almost no true cash flow?

The first one charged one month’s rent to locate a tenant, required a $1000 deposit for future repairs that I would not even be notified about in advance, and would be replenished from the following month’s rent along with 10% management fee before I ever got any funds.
