Take the time to educate yourself and do it right. also lets look at logic and reality.. since you used a VA loan U have no equity so unless your sitting on a mound of cash or other real estate no one is going to sue you is the reality of the situation.. so look at your assets and see what they are and if its worth spending extra money to protect them.

Note that I don’t change the standard inspection clause wording, so I can still escape if needed... but I try to make it clear to the seller that I’m not going to start asking for $200 to repair the kitchen sink.

The other way is to make sure you have good cash-flowing properties with enough equity in them to be able to weather the storm.Or a combination of the two strategies above, which is what I plan on doing.Keep in mind: the average investor who is now all-out 'in it', sinking everything they have into chasing this market will be the first ones to cut, run and cry about how real estate sucks when the market turns and they get their fingers burned.To me, it's better to take some profit when you can, even if by staying in you could have gotten more, rather than staying until too late and losing everything you think you 'made.'

Where one can receive 5-8% cash on cash return during the hold yearly but than on sale with any appreciation could achieve a 10-20+ % annualized return.I know 5-8% is not the same as 24% cash on cash from a real money per month perspective but I see alot of people chasing the amount per month meaning the 2k per month that can make a difference in one's life vs the reality of achieving that return and in the end get into a situation where the return is not achievable because it looked good on paper for an investment but now the principal is at risk.
