I’ve been studying and learning about different types of Real Estate Investing but i didn’t know where to start taking action.

I have studied the area for a few weeks now, and did find that the current rents are at market, so not much room to increase, but the comps did show that this property is priced significantly less than other of similar units.

Trying to approach something like this is most likely a complete waste of time and effort... unless you have carefully studied the city/county grow plan and you determine that this zoning change is one of the next logic steps within the course of that plan.

Then study a few markets and narrow it down.

This is a fascinating case study, thats why Im so curious.

@Esme Borrego you need to study your HOA covenants and bylaws carefully.

Also doing studies about unemployment percentages and job growth etc.

I'm going to print your postings and crawl under the staircase and study them:).
