The attorney told us a good way to answer the question before going into this deal would be to ask our attorney the following;"I'm going into this deal.

I purchased my first property last year but i've been following the real estate trends for a while.

I follow up by saying that a showing can be scheduled after the application is received.  

This way, we could have the benefit of locking in the option to buy the property but we wouldn't have to qualify for the loan just yet.The way I think this could turn into a "househack" of sorts is if we found a different property to buy, instead of following through with the option, and then turned the lease option we were in into a sandwich lease option and started making money on the property after we moved out.

My last deal where the attorney did very little it really was not his fault, other participants in the transaction were not following up with him.

In 2010 if you bought a property in CA or DC which are my markets, I could do a Cash-out at year one and have another $40K in equity 12 months later following that cash-out, The risk was mitigated by the hot markets.

I might be able to follow a similar path to increase value.
