Tried to get HELOC on the primary residence with BofA after a lot of run around we aren't going to get it as we only have 20% equity after the appraisal ($400k).

I was planning to buy my first rental house at $300K with 50% down, and after just talking to a banker from Chase private client, there's seem to be a better way to do that.My current primary house:Value: 1100Kown: 560Krate: 3%, started at 08/2016 with 7/1 ARMInvestment house:Price 290KIf I take another loan for investment house, the rate would be 5.00 for 30 year fixed.

However, my agent that I use for insurance on my primary residence is telling me that all his REI clients have a landlord policy that just covers their loan amount or the fair market value of the property.

Frankly, I often find many virgins (been watching the bachelor too long with my wife) will purchase the first one as a primary residence, rehab it and then rent it out after a year or so.
