Have you tried any of that are advertised through BP?  

Craigslist advertising is powerful, no challenges had it done in a couple days.

Also if you advertise as pet-friendly you can likely get more rent too, although proceed with your own caution!

It is weird a company would insist on paying by check, unless it was a longer term agreement.If you want to work direct with people, then advertise outside the platform. 

If you don't have a tenant lined up already, start advertising. 

How do I advertise this lot ?

Be ready to commit to sustained advertising complains.- Direct mail.- Online advertising using pay per click to drive traffic.- Billboards- Maybe even radio / tv ads.

Pair that with negative discount points for the closing costs, and you're looking at JUST the 3.5% down plus a little extra, and you will still get an interest rate you see advertised everywhere (basically taking that extra X% profit margin the broker's not allowed to keep and using it for closing costs instead of using it for a lower rate).
