I haven't personally but I would screen them extra, and if they meet your requirements, I'd let them stay, but if they don't, I'd get a new tenant.

It may also be difficult to get the seller on the phone. 

Might be difficult for folks to print from their phones and such after receiving your e-mail link.  

I live in VA.Enter Bigger Pockets: I literally stumbled on the BP site a few months ago and though I want to get into the REI game, she is actually in it, so I told her to check out the website and that she could fill the apartment herself using info we learn from BP, and I could help her, remotely, from VA.What I have done: I have followed all of the suggestions regarding tenant screening and had two showings to qualified parties, neither of whom followed through with process.

Are there expenses you can cut now like cable, data plans on phones, etc to preserve your cash?  

I am licensed but I work for a large wholesaler and have had experience on both sides.If an agent has a property, they know they can call me and get an accurate ballpark offer over the phone within an hour or 2.

Maybe having high screening standards but a lower security deposit and not collecting last month's rent up front is enough insurance for you.Up your marketing game.
